This form is for leaseholders who wish to become members of South Park Court (Beckenham) RTM Company Limited.
Please read carefully before completing.
Who can apply
- Only qualifying tenants (long leaseholders of a flat in South Park Court) have a right to become members.
- A qualifying tenant is a leaseholder with a lease originally granted for a term of more than 21 years.
- If there are joint leaseholders (more than one person named on the lease), each leaseholder must complete and sign a separate application form. Membership is personal to each leaseholder.
Proof of leasehold
You must enclose evidence that you are a leaseholder. Acceptable proof includes:
- Official Copy of Register from HM Land Registry, or
- Certified extract of your lease (e.g. signed by a solicitor or conveyancer).
Service address
- Every member must provide a service address for the Company’s register.
- This is the postal address where official notices will be sent.
- You may use the flat address or another postal address of your choice. Notices sent to this address are legally deemed to have been received.
Email (optional)
- You may choose to receive notices by email instead of post.
- If you consent, you must give your own personal email address (not a family or third-party address).
- If you do not give a personal email, all notices will be sent by post to your service address.
Proof of signature
Your application must include proof that the signature on the form is yours. Acceptable forms of proof include:
- Passport or driving licence showing your signature,
- A signed page from your lease, or
- Another official document bearing your signature (e.g. bank mandate).
Attorneys (if applicable)
- If someone signs on your behalf, they must hold a valid Power of Attorney executed under the Powers of Attorney Act 1971.
- A copy of the Power of Attorney deed must be enclosed.
- Informal authorisations, handwritten notes, or unsigned letters will not be accepted.
Your liability as a member
- By joining, you agree to be bound by the Company’s Articles of Association.
- Your only financial liability as a member is the statutory guarantee of £1 if the Company is ever wound up while you are a member or within one year afterwards.
- Service charge contributions are still payable under your lease whether or not you are a member.
Important
The Company may be unable to process applications that are incomplete, unsigned, or not supported by the required documents.
